本项目用地南临“深南大道”,东临“沙河西路”,北端距“北环大道”约400米,与城市干道连接紧密。
用地东南边紧邻“沙河高尔夫”,“名商高尔夫”两个高尔夫球场,用地南侧与地铁一号线高新园站直接相连,地铁站口附近是“深南大道”公交站群,这些都是本计划应充分利用的公共交通资源。

大冲村所在的南山高新技术产业园区拥有大量而集中的研发、办公用地及项目,缺乏与之规模相应的商业、商务配套及居住功能。
当我们放眼更大的南山区域,这种需求更强烈当然也有竞争。

TheDachongAreahasatotallandareaof674,000m.ItissituatedinthemiddleofNanshandistrictandisboundedbymajorroads-ShennanBoulevardonsouth,Baihuanroadonnorth,ShahexiroadoneastandKejiroad.Thisareaischaracterizedbyaninformalpatternofstreets,buildings,andpublicspaces,whichemergedasduringsuccessivephasesofincrementalgrowthanddevelopment.Irregularorientationofbuildings,adistortedstreetpattern,andtraditionallyuniqueretailpatternofstreetmarket,lendsaspecialcharacterandidentitytothearea.大冲村现状图ExistingDachongPlan.现状分析现状的大冲村占地67.4万,密集分布着村民自建出租屋及自发形成的商业,有“郑氏宗祠”、“大王古庙”及一些古树等有保留价值的元素。

与城市尺度相应的群体规划地标400米的塔楼座落于两大城市干道交汇口,直接展示于城市级绿化带。
成为型体构成的平衡点。
均衡与对比一组三、四星级酒店及还建写字楼与400米塔楼形成均衡,中间约350米长的商场水平体量与400米塔楼产生对比。
舒展两列贯通地块南北的超高层住宅,将建造出壮丽的天空景象,“雁形”排布的超高层塔楼舒展、动感。
界定多用途楼群将在商业区与住宅区、还建区与开发区之间形成一个缓冲区,建立明确的界面。
肌理不同的外观设计、建筑高度及平面排布将在整个地块上形成三个明确的群组肌理。
