1.thisagreementinonlyvalidiflesseeisrenewedandextendedforthelease

　　period.

　　2.thelessorletslesseetakesthedemissedpremisesforaperiodof12months

　　commencingfrom15thjanuary

　　XX.theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod

　　usd.19,800/-（usdollarsnineteenthousandandeighthundredonly）per

　　5.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrent

　　usd.3,300/-（usdollarsthreethousandandthreehundredonly）asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjuly

　　6.thatthelessorherebyacknowledgesreceiptofthesumof

　　rs.60,000/-（rupeessixtythousandonly）fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemised

　　premises.

　　1.topaytothelessortherentherebyreservedinthemannerbefore

　　mentioned.

　　2.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost（reasonablewearandtearexcepted）ontheexpiryofthisleaseoranyrenewal

　　hereof.

　　3.tousethedemisespremisesforresidentialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedby

　　4.nottosubletthewholeoranypartofthe

　　5.topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemised

　　premises.acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonth

　　regularly.incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythe

　　same.allduesmustbeclearedbeforetheexpiryofthe

　　lease.

　　6.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthe

　　thelessorherebyconvenantswiththelesseeas

　　1.topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemised

　　2.nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthe

　　lessee.itisherebydeclearandmuturallyagreedbetweenthelessorandlesseeans

　　1.thelesseeandthelessorshallhavetherightandoptiontoterminatethisleaseatanytimeonlyaftertheexpiryoftheleaseperiod
