1.Thetextofthiscontractisautomaticallygeneratedthroughthe“OnlineTransactionSystemforSecond-handRealEstateinShenzhen”.Thecontractingpartiescan,aftermutualagreement,makemodificationorsupplementationtoitemsspecifiedintheContract,butsuchmodificationandsupplementationmustbeinconformitywiththerelevantprovisionsstipulatedinlawsandrules.

2.Priortoenteringthiscontract,theBuyerandtheSellermayrequesttheotherpartytoshowhisorherrelevantcertificates,suchasIDcard,BusinessLicenseofEnterpriseLegalPerson,HouseOwnershipCertificate,etc.Theyshallcarefullyreadthroughthecontentsofthiscontractandthenmakeconfirmationsabouttheitemsselected,supplemented,ormodified.Ifyouhaveanyquestions,pleaseaskforprofessionaladvicefrompeoplefamiliarwithlawsandlegislations.

3.TheBuyershall,priortoenteringintothiscontract,makeacompleteandfullsitesurveyoverthehousepropertyinrespectoftheenvironment,transportation,adjacentschools,opportunitytoattendschools,andhouseholdconditions.TheSellerisobligatedtoprovidetrueinformationaboutthehouseproperty’sownership,leasecondition,household,etc.

4.Forthepurposeofassuringthesafetyofthecapital,itisrecommendedthattheBuyerandtheSellershallhaveathirdpartysupervisethefundsbyconcludingaspecialagreementtoclearlyspecifythecapitalsupervisionaccountandtheothermattersaboutpaymentoffunds.

5.Afterthiscontractcomesintoeffect,theunmodifiedandprintedwordsaswellasthevalidwritingsandmarksfilledoutintheblanksshallbedeemedascontentsagreedbybothparties.Inaddition,theattachmentsandthesupplementaryagreementsofthiscontract,oncesignedbybothparties,shallhavethesamelegalforceasthetextofthiscontract.

6.WheretheBuyerneedstoborrowamortgageloantopaythepriceofthehouseproperty,heorsheshallfirstofallgettoknowexactlyabouttherequirementsformortgageloanaswellasthedocumentstobeprovided.

7.Thetransferofownershipisnotmarkedbytheconclusionofthiscontract,butbytheregistrationofownershiptransferbyhousepropertyrightregistrationorgan.Asittakestimetotransfertheownershipafterconcludingthiscontract,theremaybespecialconditionslikesealingupofhouseproperty,pleasepayattentiontothepossiblerisksinthetransaction.

Article5[TransferPriceofHouseProperty]

Article6[EarnestMoney]

TheearnestmoneyforthetransactionofthepropertyisRMBFiveThousandYuanonly（innumber:

RMB5000）.TheSelleragreesthatitshallbepaidinthefollowingways:

Uponconclusionofthiscontract,theBuyershallpaytheSellertheearnestmoneyofRMBFiveThousandYuanonly（RMB5,000）.

ItisrecommendedthattheBuyershallfirstgivetheearnestmoneytoamutuallyspecifiedthirdpartyforsupervision.TheBuyer’spayingtheearnestmoneytothethirdpartyforsupervisionshallbedeemedastheSeller’sreceivingofthedeposit.TheearnestmoneywillbelatterlypaidtoSelleraspartofthetransferpriceofthehousepropertywhentheformalitiesfortransferofownershiparecompleted.

Article7[DepositforDeliveryofHouseProperty]

InordertopreventrisksinthetransactionandmeanwhileurgetheSellertodeliverthehouseandsettlerelevantexpensesasscheduled,theBuyerandtheSellerbothagreethatRMB-----ofthetransferpriceshallbefirstlyretainedasadepositfordeliveryofthehouse（notexceeding2%ofthetotalprice.ThedepositshallbepaidtotheSelleraftertherealestateisactuallydeliveredandtheownershipistransferred.Thedepositshallbekeptasfollowingfirstitem:

Article8[PaymentMethod]
