AsyoudrivetowardsHitechcity,lookingatblockafterblockofbuiltFAR,thereisabreakfromtheconcreteboxesofcommercialandapartmentbuildings.Youseethe9floorframewithsteppedterracegardens,‘TheAvasa’.

Theirregularshapedsitewasthebiggestdesignchallenge.Thesiteiswidetowardstheroadandnarrowsdowntowardstheback.Thebuildingfollowsthesiteandlooksliketheletter‘A’inplan.

Oneoftheaimsofthedesignwastorespectthegivensite.Thus,thedesignofthehotelrespondstoitscontextwithahighlysite-specificscheme.Duetolimitedopenspaceonsiteandinthevicinity,acontinuousgreenspacehasbeenconceivedintheformofsteppedterraces.Theseterracesarevisuallyconnectedfromthethirdleveltothetopfloor.Thus,theroomsarearrangedalongthetwoarmsofthe‘A’andtheconnectingslabbetweenthetwoarmsactsasterracespacewhichstepbackasonegoestothehigherlevels.

Thebuildingsectionswerethemostimportantdiagramsinthedesignprocess.Thefinalsectionisstillthemostimportantdrawingwhichexplainsthebuildingthebest.Verticaltransportthroughthissteppedsectionisachievedthrough3separatebanksoflifts.onesetinthewestwingcommutesbetweenbasementsandGroundfloor.OnesetintheEastwingcommutebetweengroundand11thlevel.Thebankofliftsoffthecentrallobbyoperatethroughallthelevels.

TheAtriumcouldhavebeenasinglelargevolumefromgroundto11thlevel.Howeverithasbeensplitintotwo–•TheLobbyatriumatthegroundlevel,connectingtheGrandlobbyandtheBanquetHalls.•Thecentralatriumatthethirdlevelwhichhasbeencreatedunderthesteppedterraces.Thishasbeendoneinordertocontrolthesoundechoesandalsotomaintainasenseofscale.

Therearetwobridgesbetweentworoomblocks,oneonthefifthfloorwhichisthebusinessclub“THEBRIDGE”andtheotherbridgeisthedouble-levelSky-Barconnectingtheroomblocksonthetenthandeleventhlevel.TheSky-barhasitsownsetoflifts

Thenineroomfloorssitonapodiumcontainingthearrivalporte-cochere,thereceptionlobby,thespecialityrestaurantsandthealldaydinning.ThefirstlevelcontainsthebanquetingfacilitiesincludingtheGrandBallroomwhichisconnecteddirectlytothegroundlevelporte-cocherebytheGrandstaircase.Thesecondlevelistheserviceflooroverthebanquetcorridors.Thethirdlevelhasthefirstroomfloorwithspaandgym.Thecentralatriumspaceopensouttothepooldeckandterracepartyspace.Thesteppedterracesateachhigherfloorhasbeengivenadifferentcharacter.Thus,theroomcorridoroneachfloorisadifferentexperience.Youexperiencetheindoorandtheoutdoorasyouwalkalongeachcorridor.

Forthegrandballroom,aposttensionedslabof300mmthicknesswasconceivedtocreateshallowbeamsandprovidemoreclearheight.Avierendeelframestructuralsystemwasusedforthesteppedterracetomakethemselfsupporting.TheSkybaralsousesathreefloorvierendeelframesystem.Thiswasusedastherewerelargespansfrom14mto25m.

Thesteppedelevationfacesnorth,bringinginnaturalnorthlightintotheatriumandlimitingenergyuse.Stonesusedforflooringthroughoutthepropertyhavebeensourcedfromlocalsiteswithinthestate,reducingthecarbonfootprint.Aluco-bondcladdingwasdeliberatelykepttothebareminimum.With98%ofthelightingbeingLED,Avasaisahighlyenvironmentfriendlyproperty.
