给排水
1、AllconnectionsoftheMallwiththecitynetworksconcerningwatersupplyanddrainmusthavebeenofficiallycompleted.
所有有关连接商场的市政供水和排水管管网必须己正式完成。
2、Condensationdrainoftheairconditioningunitsmustalsoexistifindoorunitsaretobeinstalled.
如室内有空调机，则空调冷凝水管需安装到位。
（空调形式包括:
AHU、FCU、等同于VRV的空调形式）
3、ForthisreasonadrainofapipeofanatleastDN50mmpipemustbeprovidedbythelandlordinacommonlyagreedpointinsidethelimitsoftheleasedpremises.
鉴于此，满足排水管（冷凝水）至少DN50mm，必须由业主提供至租赁区域内双方认可的地点。
4、RainwaterdraininstallationservingtheareaoftheleasedpremiseswillbeinstalledbytheLandlordandthepassingofrainwaterpipingthroughtheleasedpremisesconcealed.
雨水排水系统安装由业主安装，并且经过租赁区域要隐蔽安装。

1、External（ambient）temperatureforthesummerperiodwillbeconsidered3°CDBabovetheofficiallytemperatureforthespecificregionwhichisusedforthecoolingloadcalculations（ifsuchofficialdataarenotavailablethenconditionsofASHRAEwillhavetobeused）,withthecorrespondentWBaccordingtothelocalconditions.
在特殊的时期，计算夏季冷负荷时，室外温度可以考虑比官方提供的温度数据高3度，（如果官方数据无效，则采用制冷协会提供的状态）
2、LLshouldprovidetheexternalweatherdataforthepurposeofdesignofA/Csystem.
业主应提供室外空调设计气象参数。

1、Freshairand/orrecirculationshallbeprovidedbyatleastaductofadequatecrosssectioninsidethelimitsoftheleasedpremisesatapointofcommonchoice.
新风或循环空气将由一根截面尺寸大小合适的风管传送。
2、ThepossibilitytoextractairfromtheleasespremiseshasalsotobeprovidedbytheLandlordbyatleastoneductofadequatecrosssectioninsidethelimitsoftheleasedpremisesatapointofcommonchoice
从租户范围内预设排风，业主应提供最少一根尺寸大小合适的风管设于租户范围内。
3、InordertoachievetheabovementionedconditionsLandlordmustprovidecoolingandheatingpowerbymeansofchilledandhotwaterand/orcooledandheatedairaswellasfreshair.
为了达到上面提到的状态，业主必须提供足够的冷量和热量，包括提供冷（热）水和/或冷（热）空气以及新风。
Units
组件
1、SystemisservedbyFanCoil（FCU）or/andAirHandlingUnits（AHU）.A/CmachinesshouldbesuppliedandinstalledbytheLandlord.
系统为FCU（风机盘管）或空气处理机（AHU）。

3、AlternativelyLandlordmayprovideacoolingpowerof200-250wattspersquaremeterofleasedareabychilledwaterorcooledairplustheadequatequantityoftreated（atthespecifiedindoorconditions）freshair.
业主将提供200-250w/平方米的冷量（冷水或冷空气）和足够的质量的新风（在室内指定位置）。
Aircurtain
风幕机
1、Aircurtain,whichwillbesuppliedbychilledandhotwater,shouldbeinstalled（thisclausewillonlybeeffectiveincasethereisanentranceintheleasedpremisefacingtheoutsidedirectly）.
租户要求提供风幕机，由冷和热水供应。
（如租赁区域有直接对外的出入口时适用本条，）
2、LLconfirmsnochilled/hotwatercanbesupplied.
业主确认无法提供冷热水。
如使用风幕机，业主提供风幕机的规格型号及数量。

一般要求
1、Noisecriteriafora/cmachinemustcomplywithlocalregulations.
空调机的噪音标准必须完全符合当地规范
2、Tenantwillbeabletoinstallinthepremisesducts,piping,grillesetcaccordingtohisnecessitiesanddecorationdemands.
租户应根据其设计所需及装饰要求自行安装内部风管，水管及风口等
3、TenantisresponsibleforthedesignandinstallationofalltheA/CcomponentsoutsidetheA/CroomwhileLLisresponsibleforthea/cunits,ductsandpipesinsidethea/croom.
空调机房内设备管道由业主设计安装，空调机房外所有的组件由租户自行设计安装。
（业主提供风机盘管，租户负责安装）
4、Nomachinesorcontrollersbevisibleinthesalesarea.
售货区内不得有可看见的设备或控制器。
5、Noaccesspanels（notbelongtotenant）infalseceilingfor
maintenanceinthesalesarea.
售货区内吊顶上不得有不属于租户的检修门。
6、TenantwillberesponsiblefortheAHU&FCUmachines'maintenance.
租户负责AHU和FCU的维护
FireFightingSystem
TheLandlordwillberesponsibleforthefirsttime'sdesign,applicationforapproval,constructionandinspectionofthefirecontrolprojectwhiletheLandlordshouldberesponsibleforthesecondtime'sapplicationforapproval,constructionandinspectionofthefirecontrolproject,tenant'sdesignmustmeettherequirementsforapplication/approval,tenantshouldbearallthecostandLLshouldinformsuchcostinadvance.
业主负责大厦一次装修消防系统的报批、施工、及验收工作。
业主负责二次装修消防系统的报批及验收工作，租户承担费用，但需提前告知相关费用。
但租户设计必须满足报批要求。
SmokeAirDucts
排烟管
1、SmokeairductsshouldbesuppliedandinstalledbytheLandlord.
排烟管由业主提供并安装
2、Thepossibilitytousetheextractairaspartofthesmokeextractionmustbeconsidered
可采用排风、排烟合用系统。
SmokeAirGrilles
排烟格栅
1、Thelocation,thequantityandthesizeoftheSmokeairgrillesmustcomplywithlocalregulationsandthetenant'sceilingreflectingplan.
排烟格栅的位置，数量和尺寸必须满足当地消防规范和租户吊顶要求。

消防灭火水系统

SprinklersofthemainareawillbeinstalledbytheTenantonitsowncost.Landlordwillprovide:
主要区域喷淋头由租户自行负责，大厦提供下列项目:
1.Theprimary（main）piping.WaterofadequatevolumeandpressuretosupplyalltheabovewillbeprovidedbytheLandlord.SprinklersystemforthevoidbetweenthefalseceilingandtheslabwillbealsoinstalledbytheLandlord.
主要管道，业主要提供足够的水量及压力。
如吊顶内必须安装喷头由业主负责完成。
2.LandlordgiveshispermissiontotheTenanttoinstallthesecondarysprinklersystemapprovedbyfirebureauashewishes,usingtheexposedtypeofsprinklerandusingacertifiedcompanyofhischoice.
业主同意租户可自行选择消防认可的非隐蔽型喷

4、LLshouldprovidehydrantsystemmeetingfireregulations,hydrantlocationswillbepreferablylocatedatpointspreagreedwiththeTenantaslongasthelocationsmeetfireregulations.
业主提供符合消防规范的消火栓系统，消火栓位置应在满足消防规范的前提下可与租户协商及预先认可。

1、Sprinklerswillbeoftheexposedtypeatthesalesareasandalignedtothelighting.
销售区内的喷淋头是非隐蔽式的，且和灯具成排排列。

业主同意租户在满足消防规范的条件下对下列设施进行适当的调整和增减。

应急广播喇叭系统
InacaseoftheexistenceintheMallofanemergencyannouncementsystemitwillbeconnectedwithabypassswitchtotheTenant'sspeakersystem.
如大厦商场已设有消防或紧急广播系统，应接驳旁通按钮至租户的广播系统。
SametypeLoudSpeakerswiththeTenant'sshouldbeusedfortheemergencyannouncements.
租户同样的喇叭系统将用于应急广播。
ElectricalInstaIlations

Anelectricalpowersupplyof70wattspersquaremeterofleaseareaonlyforlightingandsocketsmustbesuppliedbylandlord，plustheelectricalpowerofAHUandFCUmustbesuppliedbylandlordsupplementarypowermustbeconsideredincasethereislift（s）orescalator（s）bymeansofacableofadequatecrosssectionoraconnectionwiththecityproviderinsidethelimitsoftheleasedpremises.
业主必须提供至少每平方米70W的供电量用于照明和插座，同时提供AHU和FCU电量，如有电梯扶梯，用电量另行计算。
，同时，业主提供截面尺寸合适的进户电缆至租户租赁区内。

TenantmayinstallaUPSorsimilarsystemonhisowncostinleasedpremise,tenantshouldprovideloaddata.
租户在其租赁区域内可以自费安装一个UPS或类似系统，租户提供荷载资料。

LLshouldsupplyonecableregardingtheelectricalpowerforlightingandFCUandanothercableofelectricalpowerforAHU,insidethelimitsoftheleasedpremier。
业主提供一根照明和FCU专用电缆，一根AHU专用电缆，并送至租赁区。
