1.1.ProblemStatement

Worldwidethereisanurgetopromotedevelopmenttoimprovequalityoflife(HISConsulting2012).Thisencouragesthegrowthoftheconstructionsector,whichinvolvingresidential,commercial,industrial,infrastructuralamenitiesandalsootheraspectsofdevelopment(Harold2009).Thefutureofrealestateindustryindevelopedcountryaswellasdevelopingcountryistoprovidereconstruction,renovationorretrofitoldbuildings,whichmayhavebeendamagedbyatmosphericaction,earthquake,tsunami,floodetc.andoverloading,settlementetc.oragingofstructure.Inanyrenovationorreconstructionwork,aninitialconditionstudyoftheexistingstructureneedstobecarriedout.Ingeneral,re-constructionandrenovationprojectsareverycomplexinnatureandrequiremoretimeinplanningandinvestigationstageandalsorequireknowledgetostudythenatureofworkneededforbuildings.AProjectisconsideredasasuccessfulprojectwhenitcompletedontime,withinbudget&

toperformancespecification.Projectmanagementpayavitalroleinprojectsuccess.Todeterminethesuccessorfailureofarenovationproject,therearemanyfactorsoutsidethecontrolofprojectmanagement.Allthesefactorsisreferredascriticalsuccess/failurefactors.Thereareonlyfewstudies aredoneinIndiawithrespecttorenovationprojects.

1.2.AimandObjectives

TheaimofthisresearchistostudyrenovationprojectsinIndiancontextsandidentifythecriticalsuccessfactorsinrenovationprojects.

ThefollowingobjectivesoftheResearch:

i)Toreviewthestate-of-the-artofrenovationprojects;

ii)TostudytheprocessofrenovationofRCbuildings;

iii)Tostudyexemplarsuccessfulrenovationprojects;

iv)Tostudythefollowingthroughquestionnairesurvey:

•Toidentifyfactorswhichcontributetothesuccessofrenovationprojects.

•Tostudytheroleofvariouspartiesinvolvedinprojectwhoareresponsibleforsuccessofproject.

v)Torecommendmeasuresforsuccessofrenovationprojects.

1.3.ScopeofResearch

TheresearchconcentratesonprivateorganisationwhichdorenovationprojectinIndiaandthisresearchinvolvesacombinedquestionnairesurveyofprofessionalswhichareengagedintherenovationprojectthosewhohaveexperienceinhandlingrenovationproject.

II.METHODSANDMATERIAL

2.1.1.ProjectManagement

Projectmanagementhasevolvedoverthepastcoupledecadesasresearchersandpractitionershaveattemptedtoidentifythecausesofprojectfailureandthevariousfactorsthatleadtoprojectsuccess.Traditionalprojectmanagementskillsweredevelopedfromtherequirementsofconstructionanddefenseindustriestoplan,controlandmanagelargeandcomplexprojects(Morris,1994;

BourneandWalker,

2004).

2.1.2.RenovationProject

Renovationincludesbothrepairworkandworkundertakenforotherreason.

Renovationofexistingbuildingisabranchofconstructionindustrytheprincipleofrenovationisanalysingthedefectsandstructuralfailureinbuildingbyusingtheadvancedtechnologyandmarkingthestageofworkrequiredforbuilding(CPWDHandbook2010).

2.1.3.ProjectSuccessFactors

AccordingtoPMI(2004)aguidetotheProjectManagementBodyofKnowledge(PMBOKGuide),thedefinitionofaproject is:

Atemporaryendeavourundertakentocreateauniqueproduct,serviceorresult.KeyPerformanceIndicators(KPIs)maybeusedtomonitorperformanceandmeasurehowsuccessfulcertainprojectsare.Themostimportantsuccessfactorestablishedistheimportanceofkeepingfocusonorganizationalaspects.AsystematicRiskManagementapproachisanothersuccessfactor.

2.3.QuestionnaireSurvey

Thedatacollectedthroughwebbasedquestionnairesurvey.Theonlinesurveyinstrumentwasdevelopedfromtheprojectmanagementplanninglistthatwasusedinpreviousresearch.Thewebbasedsurveydramaticallyreducedthetimeneededforsurveyimplementation.Thequestion-buildingprocesswasbasedonquestionslistedinliteratureandquestionsaremodifiedaccordingtorequirementofresearchwork,thefinalsurveyquestionnairewasdesignedtoobtaininformationabouttheimpactoftheprojectmanagementpracticesonrenovationprojectsuccess.Questionnairewasdistributedto41peopleforsurveybut24responsesareobtainedfromthissurveythiswascauseduetolimitationoftimeofthreeweeks.
