  合约双∕三方同意买卖条款如下

  NOWITISHEREBYAGREEDasfollows:

  买卖双方同意根据以下条款*[并透过买方代理及卖方代理/代理]出售及购入

  1.TheVendoragreestosellandthePurchaseragreestopurchase*[throughtheVendor‘sAgentandthePurchaser’sAgent/theAgent,]thePropertyknownas

  该物业之成交价为港币买方须按以下之付款方法

  2.ThepurchasepriceofthePropertyisHK$whichshallbepaidby

  (a)InitialdepositofHK$shallbepaiduponsigningofthisAgreement;

  (b)FurtherdepositofHK$shallbepaiduponsigningoftheFormalAgreementforSaleandPurchaseonorbefore;and

  于年月日前成交时需付楼价余款港币

  (c)BalanceofpurchasepriceofHK$shallbepaiduponcompletion

  whichshouldtakeplaceonorbefore.

  该物业成交手续必须于年月日或之前完成。

除第17项所述明外,

  3.CompletionshalltakeplaceonorbeforeandthePropertyistobe

  该物业是以免除所有负担或债项之情况下售予买方。

  4.Uponcompletion,theVendorshalldelivervacantpossessionofthePropertytothePurchaser.

  5.ThePurchasershallnotsub-sellthePropertyortransferthebenefitofthisAgreement,whetherbywayofadirectorindirectreservation,rightoffirstrefusal,option,trustorpowerofattorney,nominationoranyothermethod,arrangementordocumentofanydescription,conditionalorunconditional,orenterintoanyagreementsotodobeforethecompletionofthe

  saleandpurchaseoftheProperty.

  #WhenfixingthedateofsigningoftheFormalAgreementforSaleandPurchase,

  买卖双方于订定签订正式买卖合约日期时须参阅下列第八项。

  买方同意在此合约日期计之一个月内,但必须在签订正式买卖合约前七个工作天向

  如卖方未能依本合约第九项将可供出售证明书交予买方或其律师或未能依本合约

  11.ShouldtheVendorfailtotendertheoriginaloftheCertificateofAvailabilityforSaletothe

  之条款完成买卖或未能履行任何本合约之其它条款,卖方须退还买方所付之订金

  PurchaserorhissolicitorsaccordingtoClause9ofthisAgreementorfailtocompletethe

  14.ThePropertyissoldtothePurchaseronan“asis”basis.

  此合约取代*双/三方过往所有之谈判、声称、理解及协议。

  15.ThisAgreementsupersedesallpriornegotiations,representation,understandingandagreementsbetweenthepartieshereto.

  本买卖包括备注内所列之家俬及装设。

  16.Itisherebyagreedthatthesaleandpurchasehereofshallincludethechattels,furnitureandfittingsassetoutintheRemarks.

  买家须承担根据房屋条例(283章)附表第1段内所述该物业所应缴付补价的责任。

  17.ThePurchaseracknowledgesthatheispurchasingthePropertysubjecttotheliability

  卖方声称根据房屋条例附表第1(b)段计算补价金额的方法,该物业的当初市值为港币

  买卖双方声称他们在香港房屋委员会居屋第二市场计划出售及购买该物业,并承认此合

  20.ItisdeclaredbytheVendorandthePurchaserthattheyaresellingandpurchasingthe

  约受房屋条例第283章附表内所述的条款、契约及条件及其任何修订所规限第二市场出PropertyundertheHOSSecondaryMarketSchemeoftheHongKongHousingAuthorityand

  售及购买居屋的条款限制。

  intheScheduletotheHousingOrdinance()andanyamendmentsthereto.

  21.本买卖亦受本附表内所列之附加条款(如有的话)限制,如附表内之附加条款与本
