　　2.1租赁期为年，自年月日到年月日止。

租期满个月后，乙

　　方可以提前个月书面通知甲方提前终止合同，无需承担任何责任。

　　2.2在租期开始前，出租房屋及附件二所列设备应已装修或安装布置完毕，电话、宽带、电视均已

　　开通，处于可供租赁的良好状态。

甲方应按时交付出租房屋及附件二所列设备，如有逾期，乙方

　　有权解除本租约，甲方应应返还乙方已付押金及剩余租金，并向乙方支付相当于两个月租金的违

　　约金。

　　TheLeasingPremisesandthefurnituresdetailedinAppendixIIshallbefullyrenovatedorinstalledandintenantablecondition，andthetelephone，theinternetandthecableTV（orsatelliteTV）shallbeproperlyunderservicebeforethecommencementofthelease.PartyAmustdeliverthepropertyandthefurnituresdetailedinAppendixIIontime，iffails，PartyBhastherighttoterminatethisAgreement，andPartyAshallreturnthedepositandprepaidrenttoPartyBandshallpayPartyBthecompensationofamounthichequalstotomonth'srent.

　　2.3租期届满，甲方有权收回出租房屋及附件二所列全部设备，乙方亦应如期交还；乙方如要求续租，则享有优先续租权，但必须在本租约期满前2个月向甲方提出书面申请，租金双方另行协商。

租赁终止或解除时，如甲方不及时接收房屋，乙方有权将房屋钥匙按通讯地址寄给甲方，以此视为乙方交还完毕以及甲方验收合格。

　　Onexpiryofthisleaseterm，PartyAhastherighttotakebacktheleasedproperty（includingallthefurnituresdetailedinAppendixII）infull，andPartyBshalltakebacktheleasedpropertyontime.IfPartyBishestorenetheLeasedPremise，PartyBshallhavetheprioritytorenetheleaseitharittennotice2monthsinadvancetoPartyA.Therenealrentalshallbenegotiatedbeteenthetopartiesuponextension.Onexpirationorterminationofthelease，ifPartyAfailstotakeoverthepropertyinatimelymanner，PartyBmaydeliverthekeystothepropertytoPartyA，hichshallconstituteacompletionofreturnbyPartyBandsatisfactoryacceptancebyPartyA.

　　2.4除本合同另有约定外，租赁期内乙方如需提前退租，应提前30日通知甲方，并向甲方支付相当

　　于两个月租金的违约金。

　　3.1租金每月为人民币元整，包括家具、电器（见附件二）物业管理费、房租完税发票、卫

　　3.2租金每个月支付一次，每次支付金额为元。

甲方应于每个支付周期开始日前2019日内向乙方开具相应金额的租赁发票，乙方应在收到甲方正式完税发票后个工作日内向甲方指定账户支付月租金。

如若甲方未按时提供有关发票，乙方有权延付租金。

若乙方收到发票后未按上述期限付款，则每逾期一日，应按未付租金的千分之三向甲方支付滞纳金。

在本租约有效期内，租金不予调整。

　　4.1本租约签订之日起个工作日内且起租日前，乙方应向甲方缴付相当于个月租金额的租赁押金计人民币元。

甲方应于乙方将水、电、煤、电话费、宽带等费用及其他损坏赔偿费用（如有）结清后7个工作日内将押金退还。

　　4.3甲方因乙方违反本合同的规定而受的损失，可在押金中扣抵合理数目，在甲方做出该种扣抵前，需书面通知乙方将被扣抵的金额和理由，乙方有权拒绝不合理或不公正的抵扣，不足部分乙方必须在接到甲方付款通知后2019个工作日内补足。

　　PartyAmaydeductareasonableamountfromthesecuritydeposittoardspaymentofanyactualdamagesPartyAmayhaveincurredorsufferedasaresultofPartyB'sbreachofthisAgreement.Beforemakingsuchdeductions，PartyAshallinformPartyBithrittennoticeoftheamounthichitintendstodeductandthereasonformakingsuchdeductions.PartyBshallbeentitledtoobjecttosuchdeductionsifPartyBbelievesthatsuchdeductionsareunreasonableorunjustified.Ifthesecuritydepositisnotsufficient，PartyBmustpaythedeficiencyithin2019orkingdaysofthereceiptofademandfromPartyA.

　　4.4押金以人民币支付，甲方收到押金时应向乙方开具收据。

　　5.1乙方在租赁期内所用的水、电、煤气（天然气），物业管理公司或公共事业部门将每月按房屋实际耗用量结算，由乙方按单缴付。

　　DuringtheperiodofLeaseterm，PartyBshallpaymonthlychargesforusageofater，electricity，gasbasedontheactualconsumptionamountbilledbythemanagementofficeorrelatinggovernmentutilitybureaus.

　　5.2乙方所用电话，按电信部门相关标准收费，每月根据实际用量结算，由乙方按单缴付。

　　TelephonebillsshallbepaidbyPartyBandbasedontheactualusageaccordingtotherelevantstandardofthethetelecommunicationbureau.

　　第6条甲方的权利和义务：

　　6.1本租约签订后，甲方不得无故收回房屋，如甲方中途要求收回房屋或擅自解除合同，乙方有权拒绝。

在征得乙方书面同意解除租约后，甲方应返还乙方已付押金及剩余租金，并向乙方支付相当于两个月租金的违约金。

　　PartyAisnotpermittedtotakebacktheleasedpropertyorterminatethisAgreementduringthetermofAgreementithoutanyreason.IfPartyAishestodoso，PartyBhastherighttorefuse.UpontherittenconsentofPartyBtoterminatetheLeaseAgreement，PartyAshallreturnthedepositandprepaidrenttoPartyBandshallpayPartyBthecompensationofamounthichequalstotomonth'srent.

　　6.2甲方应确保房屋的各项附属设施以及家具家电均处于完好、可租赁状态。

如上述各项出现损坏或不能正常工作，甲方在收到乙方发出的通知后24小时内迅速修理或修缮该损坏处。

若3个日历日内甲方仍不能修缮或修缮无效，乙方有权停止并免于支付租金直到上述情况改进至乙方合理满意为止，直至上述影响居住的情况改进至乙方合理满意为止。

情况严重影响乙方正常居住的，乙方有权以书面形式通知甲方解除本租赁合同，租金付至合同解除日，甲方应返还乙方已付押金及剩余租金，并向乙方支付相当于两个月租金的违约金。

　　PartyAillmaintainandkeepalltheequipmentsandfixturesingoodleasingcondition.Ifanyofthemasdamagedorcannotorkingoodmanner，PartyAshouldrepairorremedyanydefectsithin24hoursafterbeingnotifiedofsuchdefectbyPartyB，IfPartyAfailstoimprovethebadsituationithinthree（3）calenderdays，PartyBshallbeentitledtoithholdandexemptfromRentuntilrectificationofthesituationtobethereasonablesatisfactionofPartyB.IftheeventsaffectedthenormallivingoftheoccupantofthePremisesdesignatedbyPartyBbadly，PartyBshallissuearittennoticetoPartyAtoterminatethisLeaseAgreement，PartyAshallreturnthedepositandprepaidrenttoPartyBandshallpayPartyBthecompensationhichequalstotomonths'srent.

　　6.3甲方谨在此声明及保证甲方为出租房屋的合法拥有人并有合法地位出租此房屋于乙方。

就本合同及出租此出租房屋予乙方之事，甲方已取得所有有关机构的批准，包括政府批准及/或抵押权人的同意（如适用）甲方于本合同所做出的声明及保证，如有错误或违反者，甲方须就乙方因此而引致的任何损失、损害、支出及费用做出全部补偿。

　　PartyAherebyrepresentsandarrantsthatPartyAisthelegaloneroftheleasingPremisesandhasthenecessarylegalcapacitytoleasethepropertytoPartyB.PartyAhasalsoobtainedallthenecessaryauthorizationsfromallrelevantauthoritiesinthePeople'sRepublicofChinainrespectofthisLeaseAgreementandtheleasingoftheleasingPremisestoPartyB，includinganynecessarygovernmentapprovalsorregistrationsand/ormortgageeconsent（ifapplicable）PartyAshallcontinuetobeliabletokeepPartyBfullyindemnifiedagainstanycosts，expenses，lossesanddamagessufferedbyPartyBduetoanybreachofPartyAtoitsabove-mentionedguarantee.

　　6.4如在租赁期内，出租房屋发生所有权全部或部分的转移、或其他影响乙方权益的事情时（甲方出售

　　房屋或者抵押房屋），甲方应保证所有权人或其他影响乙方权益的第三者，能继续遵守本合同所有条款。

纵使出租房屋已被转移，如乙方于本合同下的权益受此等所有权人或第三所影响或损害，甲方须负责补偿乙方的所有损失。

　　Ifduringtheleaseterm，allorpartoftheleasingPremisesistransferredormortgagedtoathirdpartybyPartyA，orPartyB'srighttousetheleasedpropertyisotheriseaffected，PartyAshallensurethatsuchtransfereeorthirdpartyhavinganeffectonPartyB'srighttousetheleasingPremisesillcontinuetoabidebythetermsofthisLeaseAgreement.EveniftheleasedPremisesistransferredhereatransfereeorathirdpartyaffectsPartyB'sinterestsunderthisLeaseAgreement，PartyAshallcontinuetobeliabletokeepPartyBfullyindemnifiedagainstalldamagessufferedbyPartyB.

　　6.5甲方应提供无毒无害的居住环境。

如果该房屋中存在有害气体、噪音或者其他危害健康的情形，

　　经执证机关通过专业检测后证明房屋内的有害气体、噪音或者其他情形确实超过国家规定的健康标准的，乙方有权凭检测报告解除本协议，甲方应返还乙方全额押金和剩余租金。
