Article1.ThecontractissignedaccordingtotheCivilLawGeneralRulesofP.R.C.,ContractLawofP.R.C.,GuaranteeLawofP.R.C.,LoanRules,ChinesePeopleBankIndividualHouseLoanManagement,andBeijingRuralCreditCooperativesIndividualHouseLoanOperationRegulations.

Article2.Allthepartiesareequal,willing,honestandcredittosignthecontractthroughnegotiation,andpromisetoobeythecontract.

Incasetheinterestrateoftheloanunderthiscontractisadjustedbystatewithintheterm,thenewinterestrateisusedfromthefirstdayofthecomingyear.Butiftheadjustmentiswithinoneyearoftheterm（includingoneyear）,theinterestrateofthiscontractisnotchanged.

Incasethestatelegalregulatedinterestrateisadjusted,PartyBhasobligationtoimplementtherelatedregulationsofPeople’sBankofChina,andnoticetoPartyAisnotneeded.

Article8.Themodeandconditionsofrepayment.

PartyAandPartyBagreetoadoptthespecialmodeofrepayment,namelyPartyBdirectlydeliverstheloantotheaccountopenedbyPartyCaccordingtothesignedadvancedEntrusttransferringpaymentsAuthorization.Thenameandnumberoftheaccountisinthearticle51ofthiscontract.

ChapterthreeRepaymentofloan

Article9.Theprinciplesofrepayment

PartyAshouldrepaytheprincipalandinterestofloanfromthenextmonthaftertheloanhastransferredintotheaccountopenedbyPartyC.Onemonthisarepaymentperiod,thepresentprincipalandinterestshouldbepaidoffwithinthepresentmonth.Therepaymentdayis25thofeverymonth,andtherepaymentoflastperiodshouldnotlaterthanthecontractterm.

PartyAandPartyBshouldobeytheprincipleofrepayingtheprincipalfirstandtheinterestsecond,andtheprincipalandinterestareprepaidoffatthesametime.TherepaymentitemsofPartyAareaccountedintheorderof“owedinterestbeforeperiod-interestinpresentperiod-theprincipal”

Article10.Thetotalperiodsofrepayment.

PartyAandPartyBagreethatPartyArepaytheloanmonthly,andconfirmthetotalperiodsofrepayment.Thedetailsareinarticle52.

Article11.Themethodsofrepayment.

Iftheloantermiswithinoneyear,themodeofrepaymentispayingtheprincipalandinterestatonetime.

Iftheloantermisoveroneyear,PartyAandPartyBagreetoadoptthefirstmeasureasfollows,PartyAshallrepaytheprincipalandinterestoftheloanmonthly.

Article12Themodeofrepayment

PartyAshouldrepaytheprincipalandinterestofloanfromthenextmonthaftertheloanhastransferredintotheaccountopenedbyPartyC.Onemonthisarepaymentperiod,thepresentprincipalandinterestshouldbepaidoffwithinthepresentmonth

IftheindividualaccountPartyAisfrozen,deductedoraltered,PartyAshouldofferanewaccounttoPartyB.

IfPartyAwantstoaltertheaccountwithintherepaymentterm,heshoulddeliverthewritingapplicationtoPartyB10daysbeforethenextrepaymentday.

Article13.Repaymentinadvance

PartyAshouldrepaytheloaninadvancewithintheloanterm,butshouldinformPartyB10daysbeforethenextrepaymentday.IfthePartyBapprove,partialoralltheloancanberepaidinadvance.

Article14.Extensionoftherepaymentterm.

IfPartyAcannotrepaytheloanaccordingtothecontractterm,heshouldinformPartyBinwritingform20daysbeforethenextrepaymentday.AftertheapprovalofPartyB,bothpartiesshouldsigntheextensionagreement.Theapplicationlimittoonetimeandthesumoftheoriginalandextendedtermlimitto30years.

Article15.Themodeofduerepayment.

PartyAdepositsenoughmoneytotheappointedaccount,andPartyBdeductsthemoneyonthenextrepaymentday.Beforethenextrepaymentday,PartyBshouldchargethedoubleinterestoftheduepartoftherepayment.

Article16.Theloanguaranteeismortgageplusperiodicallypromise.

Article17.Theguaranteeitemsareindependentfromthiscontract.

Article19.Thescopeofguaranteemortgages

Thescopeofguaranteeisnotlimitedtotheloan,interest,thepenaltyandholdingcostfromPartyA,andthedebtscostfromPartyB.

Article20.Guaranteesharingpersons.Thedetailsinarticle54.

Article21.WhenPartyAgetsthehousepropertycertification,bothpartiesshouldregisterthemortgages,thecostofregistrationchargesPartyA.

Article22.Thetermofmortgage.

Thetermisfromtheregistrationdaytothedebtspay-offday.

Article23.Withinthetermofmortgage,PartyAshouldhandoverthehousepropertycertificationandotheroriginalmaterialstoPartyB.

Article24.Duringthetermofmortgage,ifthemortgagesaretoodamagedtoberesumed,orseizedbyjudicialbranch,PartyAshouldinformPartyBinwritingform,andofferthenewmortgagesandloanguarantee.

Article25.TherelationshipofmortgageisterminatedassoonasalltheloanhasbeenpaidoffbyPartyA.

Article26.Thescopeofguarantee

Scopeofguaranteeisprincipaloftheloan,interest,fineinterestandcoststoimplementdebt.

Article27.Themodeofguarantee.

Withinthetermofguarantee,PartyCiswillingtoberesponsiblefortherelatedresponsibilitiesofPartyA’sdebts.

Article28.Thetermofguarantee.

ThetermisfromthedayofsigningtheloancontracttothedayofhandingoverthehousepropertycertificationtoPartyB.

Article29.PartyAandPartyBcanalterthecontractwithoutthepermitofPartyCinthefollowingsituations:

1.Extendthetermofrepayment.

2.Increasetheamountofloan.

Article30.Withinthetermofguarantee,iftheinterestrateisadjustedbythestate,thereisnoneedtoinformPartyC.

Article31.Insurance

1.Afterthesignofthecontract,PartyAshouldengageinthemortgagepropertyinsurancetotheappointedinsurancecompany.

2.PartyAshouldhandovertheinsurancepolicytoPartyBwithin3daysafterengagingintheinsurance.

3.TheinsurancepolicyshouldnotethePartyBisthefirstbeneficiary,andanylimitedconditionstoPartyB‘sinterestareforbidden.Detailsareinarticle59.

4.PartyAshouldinformPartyBwithin3daysaftertheinsuranceaccidentoccurring.

Article32.TherightsandobligationsofPartyA

1.PartyAhastherighttolearn,consult,andknownthedetailsofhousepurchasingloan.

2.PartyAhasobligationtooffertheauthenticloanmaterialsanddocumentstoPartyB.
