Thepropertyresourceisfrom:

Thelanduseageislimitedpermanent.

Accordingtotherelevantlaws,theownershipofthepropertyissamewiththelandusageright,whichtakespositionofactualarea,sopropertychargestherelevantlandusageright.

Article2thepropertypriceiscalculatedbasedonthearea,thepriceforeveryunitisRMB3371.54,andtotalhousingfundisRMB350,000.00.TherealpriceforsaleisRMB350,000.00.

Article3BankLoanPayment

Whenthecontactissigned,thebuyershouldpay31.43%oftotalhousingfunds,whichisRMB110,000,00tothesellerasdownpayment.TheremainderisRMB240,000,00askbankforamortgage.

Article4Areaconfirmationanddifferencetreatment

PartiesselectedpriceaccordingtoSet,thisclauseshallnotapply.

Foranydifferencesincontractedareaandregistrationarea,iftheabsolutevaluedifferenceiswithin3%(include3%),thechargewillbeaccordingtoactualamount.Thebalanceswillbepaidtoeithersideasthecasemaybe.Thedifferenceamountshouldbeclearedwithin30days.

Iftheabsolutevaluedifferenceisexceeds3%,bothsidesagreetodealwithmethod1:

1,Iftheunitsalepriceissamewiththecontractedprice,Thebalanceswillbepaidtoeithersideasthecasemaybe.Andtheexceededamountshouldbesupplementedbythesellerwithin10daysbeforebuyermakethepropertyownershipapplication.

2,Forthebuyerwhocancelstheorder,thesellermustreturnthemoneytobuyerwithindaysafterbuyermaketheordercancelapplication,andpaytheinterestsratesaccordingto%.

Article5Breachofcontractresponsibilityforoverduepayment

Ifthebuyercannoteffectthepaymentinthestipulatedtime,accordingtothelatepaytime,fromthe2ndduepaymentdatetotheactualpaymentdate,thebuyershouldpaytotheseller1%monthlydefaultfineaccordingtotheoverduedate,thecontractwillcontinuetobeperformed.

Iftheoverduedateisexceeds_30_days,conceivedasbuyerdefaulttoobeythecontract.Sellerhasrighttoaskbuyer

1,Paytotheseller1%monthlydefaultfineaccordingtotheoverduedate.

Article6Deliverydeadline

Accordingtothestate’sandlocalgovernmentregulations,thesellershouldhandoverthecommercialresidentialbuilding,whichpossessthebelowconditions,asstipulatedbythecontract,tothebuyerbefore.Butincaseofthefollowingexceptionalreasons,exceptforbothpartiesagreetheterminationoralternationofcontract,thesellercanprolongthedeadlineasperactualfact.

Article7Responsibilityofdelayinhandoverapartment

Exceptforthespecialcasesstipulatedinarticle6,ifthesellercannothandovertheapartmenttobuyerinthestipulatedscheduleinthiscontract,Foroverduedatelessthan30months,fromthe2nddayofdeadlinestipulatedinarticle6totheactualdeliverday,thesellershouldpay___1__%monthlydefaultfineofthealreadyeffectedpayment,thiscontractwillbeperformedcontinuously.Foroverduedatemorethandays,thebuyershouldbetreatedinthefollowing1/2mode:

1.Accordingtotheoverduetime,thesellershould___1__%monthlydefaultfineofthealreadyeffectedpayment.

2Thebuyercanterminatethecontract.Inthiscase,thesellershouldreturnallthepaymentwithin90daysafterthedateoftermination,andpay_1_%monthlydefaultfineofthealreadyeffectedpayment.Theoverduepaymentinthisarticlereferstothebalanceshouldbedecidedbythebalanceonactualpayment.

Article8Agreementontheplanninganddesigningvariation

Theplanninganddesigningvariationagreedbygovernmentordesigningorganization,whichaffectsthecommodityresidentialqualityandusageofbuyer,thesellershouldsendwrittennotificationtothebuyerwithin30daysaftertheapprovalupontherelatedauthority.Thebuyerhastherightstoreplyinwrittenwordsregardingwhethertocanceltheorderwithin30daysafterreceivingthenotice.Ifthebuyercanceltheorder,thesellermustreturntheeffectedpaymentwithin_90daysaftertherequestismade,andalsopaytheinterestsaccordingto1%monthly.

Article9Handover

Whenthecommodityresidentialmeettheusagecondition,thesellershouldsendwrittennotificationtothebuyertomakehandoverprocedure.Duringthehandover,thesellermustissuetheproofdocumentsstipulated,andsigntheresidentialhandoversheet.

Article10SellerbreachofDecorativeequipmentstandardspromise

Thedecorativeequipmentstandardshandoverbythesellershouldmeetthestandardagreedbybothparties.Ifnotachievethestandard,thebuyerhastherightstomanageaccordingtothefollowing_3__mode.

1.Re-decorateasoriginalstandard.

2.Thesellercompensatesthedecorativeequipmentindoublebalanceofthedifferent.

Article11Promiseofselleronthenormalusageofinfrastructure,publicaffiliatedequipments

Thesellerpromisethefollowinginfrastructure,affiliatedequipmentsdirectlyrelateswiththenormalusageofthisresidentialachievetheusageconditionaccordingtothebelowdate:

Article12Agreementsonthepropertyrightsregistration

Thesellershouldsubmittherelateddocumentsrequestedformakingpropertyrightsregistrationtotheresidentialadministrationdeptandmaketheprocedurein30daysafterhandover.Ifthebuyercannotgettheregistrationproprietarycertificatein90dayscausedbytheseller,thesellershouldpaythedefaultfine.

Article13Aboutthepropertymanagement.Buyershouldresignanewcontractwiththepropertymanagementaccordingtothecontent,details,waysandstandardsofcharging.

Article14Repairguaranteeresponsibility

Forthebuyerwhobuycommodityresidential,the[residentialqualityguarantee]willbeaffixedtothiscontract.Thesellerwillstandtherepairresponsibilityaccordingto[residentialqualityguarantee]fromthehandoverday.Thebuyershallbeartherepairfee.
